Bankinter Investment
Leadership in alternative investment in Spain and Portugal
It has been a decade since Bankinter took on the challenge and responsibility of seeking investment alternatives for its Wealth Management customers, making a firm commitment to alternative investments and opening a new path towards investing a significant part of family savings in real assets and distinctive business projects.
During this time, Bankinter Investment has established itself as the largest collective platform for direct investment in the real economy of the Iberian Peninsula. In 2024, the bank's customers committed capital exceeded 5 billion euros, which allowed it to reach almost 8 billion euros in customer wealth. The platform already has twenty-eight vehicles through twelve different investment strategies, with assets in fourteen countries and a base of more than 12,000 investors across Spain and Portugal.
This investment and asset base enabled distributions to investors of over 225 million euros, bringing the total to 1.2 billion euros since 2016.
Focus on delegated management
The process of consolidating leadership was accompanied mainly by a high degree of innovation, exploring new paths and further strengthening the position in the alternative investment sector.
We were the first financial institution to launch a fund of funds with a delegated management service of alternative investments registered in Spain and aimed at customers with a minimum investment of 10,000 euros. This product was consolidated in 2024 with 410 million euros committed by more than 7,000 Spanish and Portuguese families. The product will be distributed until February 2025.
Strictly following the guidelines established in its investment policy, this fund of funds (Bankinter Investment Inversión Alternativa I FCR) has been building a highly diversified portfolio at the sector and geography level, with exposure to sectors as diverse as infrastructure, technology, rental housing, shopping centres, industrial property, agriculture and energy transition, both in Europe and the United States.
In addition, new alternatives have been opened for more sophisticated and/or higher net worth customers, offering the possibility of investing in different structures at the vehicle level or even co-investing at the asset level, which allows them to optimise the comprehensive management of their assets. Here are some examples:
- Launch of the first diversified venture capital company in Spain for an amount of forty million euros.
- Launch of three venture capital companies exclusively for customers of the Basque Country, Catalonia, Levante and the Balearic Islands, which will allow them not only to access a diversified portfolio of alternative investments from Bankinter Investment, but also to ensure that at least 20% of their investment commitment goes to assets or companies based in these geographies. Therefore, customers will participate first-hand in the development of the business network of the regions in which they are based.
- Progress achieved on structuring and management of various individual or family venture capital companies, in which customers define the investment policy and Bankinter Investment guarantees them access to completely different opportunities, based on the premises set forth by them.
Theme-based investment vehicles
In parallel to the above, Bankinter Investment has continued to develop its main line of investments in recent years, which has placed it in a leading position in the alternative investment market of the Iberian Peninsula, with the launch of theme-based investment vehicles aimed at institutional or high-net worth investors. This has been the case for the following projects:
- Landa Fund. It focuses on the acquisition of agricultural land, strengthening, professionalising and contributing to the development of one of the critical sectors within the national economy. With this new investment vehicle, Bankinter Investment has partnered with the world's leading investor in agricultural and forestry land, Nuveen Natural Capital, an entity wholly owned by TIAA (the largest pension fund in the United States) and with more than 13.7 billion euros invested in this type of assets in America, Asia, Europe and Oceania.
- Horizon Estate. Dedicated to global investment in the real estate sector (commercial, residential, industrial or office surfaces, among others). The first investment was made on residential assets in the city centre of Milan, once again giving customers access to completely unique transactions. In this case, the partner is Partners Group, one of the world's leading alternative investment managers, with more than twenty years of experience and 149 billion euros in customer wealth in sectors such as infrastructure, real estate, venture capital and debt.
- Orion Fund. Second version of the technology sector investment vehicle, with a strategy that focuses on giving customers access to companies that help transform traditional business models by leveraging technology. The investment partner is once again Kanoar, present on the platform since 2019 with MVB Fund.
A legacy for the future
Bankinter Investment's mission is not only to optimise the risk-return of its customers' investments, but also to generate a real, significant and tangible impact that contributes to the favourable development of society, through projects that help solve the most pressing social challenges of the present and the future.
Several examples illustrate this, including an investment of over 3 billion euros in renewable energy to reduce Spain and Portugal's energy dependence; initiatives to drive the development of student talent (future professionals) through a premium student housing platform in major university cities; progress achieved in communication, water, and healthcare infrastructures; and the creation of thousands of jobs in the catering, logistics, and retail sectors.
Bankinter Investment is committed to bringing about a positive transformation in society and leaving a legacy for the future.
Window of opportunity
2025 opens a new horizon in the field of alternative investments. The current macroeconomic scenarios, with the recent cuts in interest rates and the outlook for moderation of interest rates over the coming months are the catalysts to generating activity in corporate operations in different sectors and are starting to facilitating access to more attractive financing facilities once again.
In addition, Bankinter Investment's portfolio is nearing the appropriate maturation stage in some sectors, enabling the assessment of possible divestitures of assets held by the investment vehicles.
The aim is to make progress on identifying differential investment opportunities and continue growing in the field of alternative investments.
Corporate operations
The Bankinter Investment team offers investment banking advice, both in the areas related to corporate operations, as well as in areas related to capital and financing. The bank has already provided advice on financing operations worth 2.6 billion euros, of which more than 900 million have been allocated to sectors as important for development as renewable energy and infrastructure.
On the corporate advisory side, Bankinter Investment closed 2024 with record fees and figures related to number of transactions in mergers and acquisitions (such as the partial sale of Onix Cerámica to Artá Capital or the acquisition of Bemobile by Henko Capital), capital markets (such as the capital increase with preferential subscription rights of Merlin Properties SOCIMI, S.A. for an amount of 920 million euros or the bond issue of Redeia Corporación, S.A. for 500 million euros) and in real-estate advisory transactions (such as the sale of the Hotel Mayorazgo or a significant portfolio of residential assets).
