18/09/2023. Bankinter Investment, the bank's subsidiary specialising in Investment Banking, has just created a new alternative investment vehicle, meaning that there are now 22 vehicles in this market, in which it has become a leading entity. The new company, called Palatino Residencial, is focused on investing in residential buildings to lease.

The new vehicle was created as a public limited company and, as long as the necessary conditions are met, it may acquire the legal form of a Socimi (Listed Joint Stock Investment Company in the Real Estate Market).

Marketing among Bankinter Wealth Banking customers and institutional customers will start in the coming days with a minimum required investment of €200,000.

The company hopes to obtain 6,000 homes and €1 billion of investment, with its focus on the Madrid autonomous region, given the shortage of available housing there and the current outlook for revaluation. The first investments (a completed asset and 14 buildings to be developed) have already been identified in this autonomous region. However, investment may also be made, selectively, in other autonomous regions. The vehicle will have an expected life of ten years, during which time additional investment opportunities will be identified.  

The assets that are becoming part of this new company's investment portfolio are highly select, in consolidated locations, with a high volume of demand and a clear revaluation path. In this vehicle, open market housing will have the greatest weight in the portfolio, but there will be a proportion of affordable homes, thus helping with access to housing.

The company's management policy includes a sustainability strategy defined by Bankinter Investment and VÍA ÁGORA, under the ESG (environmental, social and governance) criteria, as reflected in its search for sustainable architecture and efficient construction.


The company's managing partner will be VÍA ÁGORA.


To create this new vehicle, Bankinter Investment has as its managing partner VÍA ÁGORA, a prestigious group founded by Juan Antonio Gómez-Pintado, who has more than 35 years' experience in the sector. Bankinter Investment and its partner, as in all the vehicles launched so far, will be anchor investors co-investing with the rest of the investor base, with a commitment to long-term involvement, thus achieving maximum alignment of interests. 

A long history in alternative investment.


Over the last seven years, Bankinter Investment has successfully launched 22 alternative investment vehicles with committed capital from investors of more than €4.4 billion, which, including project financing, currently represents a portfolio of managed assets of more than €7.2 billion, of which more than €3 billion has been directed to the real estate sector under hotel vehicles such as ATOM and Victoria Hotels, and the leading logistics company, Montepino. This global figure will exceed €10 billion once all the vehicles are 100% invested.
